Buying Foreclosures vs Short Sales in Boise Idaho

Purchasing a new home can be an expensive experience in Boise, Idaho, even with favorable mortgage interest rates. You are still looking at paying a significant monthly fee for a long period of time before you truly own the home. However, there are two other methods where you can purchase property at a lower cost and monthly payment. Usually this is distressed property where either the home needs to be sold quickly, which is known as a short sale. Or the owners of the property cannot pay their mortgage and the lender has taken it over, this is known as foreclosures.

The similarities between foreclosures and short sales center on the lower offering price for the property. In a short sale situation, the homeowners are generally trying to quickly sell the property for what is owed on the mortgage before the next payment is due. This often occurs when the home is “underwater”, which means that the value of the home is actually worth less than the original mortgage.

However, there are some important differences between foreclosures and short sales for those in Boise Idaho who are looking to purchase a home for a discounted rate.

Foreclosures

Foreclosures are distressed properties where the original occupants have normally moved out and the home is now fully owned by the bank or lending institution. The price for foreclosures are often much lower than non-distressed properties because the price and closing costs can often be negotiated. Also, foreclosure sales are generally much quicker than short sales and it’s possible for a purchaser to get a rock-bottom price if the lending institution wants to get rid of the home.

However, the one big problem with many foreclosures is that the property itself is usually sold “as-is”, meaning that there could be significant damage that might need repairs. Even homes that are well kept, but have had the utilities shut off for months may need significant repairs. In these cases, you should have the home inspected before making an offer.

Short Sales

Most homes subject to short sales are generally in far better condition than most foreclosures because the home is still occupied and in less need of repair, which is why they often make attractive purchases to the potential buyer.

However, the very name “short sales” can be quite deceptive as the closing can take months, especially if there is a second lien holder who also has to be paid off. Unless this lender is included, the sale can be cut off after months of waiting for an answer. Also, the price for short sales is generally higher than foreclosures.

The bottom line is choosing between foreclosures and short sales will depend primarily on what you want from the home. When purchasing a distressed property to move into yourself, sell to another buyer at a higher price or rent out the home is vital in knowing which to choose from. Either way, it’s certainly possible to get a fantastic deal on a short sale quickly or obtain a well maintained foreclosed home, so it pays to shop around before you make your final decision.

7 easy steps for “upside down” homeowners in Idaho to get US governments help.

The questions about HARP (Home Affordable Refinance Program) are pouring in.  And YES, it’s true – there is finally some true help from the government for responsible home owners!

Effective March 19th the government is offering a new refinance program which offers help for underwater home owners.

If you are upside down and haven’t been able to refinance in the past, you may be able to now.  Follow these 7 easy steps today to see if you qualify:

Step 1)  Have you been making your mortgage payments on time (or at least not more than 30 days late in the last 6-12 months)?  If yes, skip to step 2!

Step 2)  Is your credit relatively good?  Typically if you have at least a 620 credit score, you might be a candidate for these programs.

Step 3)  To qualify for a HARP Refi, you need to have a loan owned by Fannie Mae or Freddie Mac.  Fannie or Freddie might own your loan even if you make payments to a bank. Check these 2 websites to see if Fannie or Freddie own your loan:

If you find your home on either website, print out the confirmation and skip to step 4.  If you do not find your loan on either of these websites skip to step 3b.

Step 3b)  If your loan is not owned by Fannie Mae or Freddie Mac, then there might still be good options if you have either an FHA, VA or RD (Rural Development) loan.  If you don’t know, you can fax or email your current mortgage statement to us and we will check with all 3 agencies for you.

Step 4)  Was your loan originated and closed prior to June 1, 2009?If yes, skip to step 5.

Step 5) Fill out our short refinance questionnaire (click here):

Step 6)  Start gathering your paperwork!  At the end of this email are a list of items we will need to process your refinance application (not all apply to everyone).
